What Soffit Does and Why It Matters

Soffit is the horizontal panel that runs along the underside of your roof’s overhang, filling the space between the fascia board at the roofline edge and the exterior wall of your home. Most homeowners do not think about it until it fails. When it does, the consequences show up in three places: the attic, the roofline, and the interior of the wall.

Soffit serves three functions. First, it ventilates the attic by allowing fresh air to flow up through the overhang and out through roof vents, which regulates temperature and prevents moisture buildup that causes mould and premature shingle deterioration. Second, it seals the rafter ends from direct weather exposure and pest access. Squirrels, starlings, and wasps all target damaged or missing soffit as a point of entry into the attic. Third, it completes the clean finished look of the roofline.

In Calgary specifically, soffit takes seasonal punishment. Freeze-thaw cycles work the panels and fasteners. Hailstorms dent and crack exposed sections. Chinook winds get under loose panels and can tear them off entirely. The ventilation function is particularly important here because Calgary’s temperature extremes mean attic moisture buildup happens fast when airflow is compromised.

Signs Your Soffit Needs Attention

Sagging, loose, or missing panels

Fastener failure or wind damage. Once one panel is loose, adjacent panels are at risk. Pest entry is also likely.

Visible holes or gaps in the soffit surface

Direct pest access to the attic cavity. Address quickly before nesting occurs.

Staining or mould on the soffit face

Moisture from inadequate attic ventilation or water draining over the roofline rather than into the eavestrough.

Peeling paint on wood soffit

Moisture absorption from behind or from below. Wood soffit is the most vulnerable to this problem in Calgary’s climate.

Unusual attic heat in summer or frost in winter

Blocked or failing soffit ventilation preventing proper air circulation through the attic.

Birds or insects entering the roofline area

Gaps in the soffit or between soffit and fascia. Resolving the entry point early prevents significant interior attic damage.

Soffit Services We Offer in Calgary

Soffit Installation

New soffit installation on new builds, additions, garages, and sheds requires correct sizing and ventilation planning before installation begins. We calculate the required free ventilation area based on your attic square footage and install the appropriate vented soffit configuration. Undersized or blocked ventilation is one of the most common causes of premature roof deterioration in Calgary homes.

Soffit Repair

Isolated panel damage from hail, wind, or pest entry can be repaired section by section without replacing the full run. We match the existing profile and colour as closely as current product availability allows and advise on the visual outcome before ordering. If the underlying fascia or rafter structure shows moisture damage behind the failed soffit section, we flag it and quote the additional work before proceeding.

Soffit Replacement

Full replacement is the right call when wood soffit has deteriorated across most of the roofline, when older vinyl has become brittle and cracking, or when a full exterior upgrade is being done at the same time as fascia and eavestrough replacement. We remove the existing soffit, inspect the rafter ends and fascia behind it, carry out any necessary structural repairs, and install new soffit colour-matched to the new exterior.

Replacing soffit, fascia, and eavestroughs together in one project is the most cost-effective approach. The gutters are already off, the roofline is already accessible, and the labour overlaps significantly compared to three separate jobs.

Soffit Materials We Install

Lux Panel Soffit

Lux Panel is Chinook Exteriors’ primary soffit product. It is a premium aluminum-backed panel system available in vented and non-vented configurations, with a range of colours that coordinate with Gentek fascia and eavestrough profiles. Lux Panel is used for both residential and commercial applications and provides a clean, low-maintenance finish that holds its appearance well in Calgary’s UV and temperature extremes.

Standard Aluminum Soffit

Aluminum soffit is the most widely installed material in Calgary. It does not absorb moisture, resists rust, handles freeze-thaw movement without cracking, and is available in vented and solid configurations. Aluminum is lighter than fibre cement alternatives and easier to install, which keeps labour costs manageable. We install standard aluminum soffit in a range of colours through the Gentek colour system.
Material Cost Range (Installed) Calgary Notes
Lux Panel Soffit $10 to $22 per linear foot Premium finish, aluminum-backed. Our recommended product. Vented and non-vented options. Coordinates with Gentek fascia and eavestrough.
Standard Aluminum Soffit $10 to $22 per linear foot Durable, rust-resistant, widely available in multiple colours. Most common soffit replacement in Calgary.
Vinyl Soffit $8 to $19 per linear foot Budget option. Performs well in moderate conditions but can become brittle in Calgary’s extreme cold. Not our first recommendation for this climate.
These are working ranges based on typical Calgary projects. Accurate pricing depends on linear footage, roofline configuration, and whether fascia or rafter repairs are needed at the same time. We provide a written estimate after the free inspection.

Frequently Asked Questions

How do I know if my soffit needs to be repaired or replaced?

If damage is limited to one or two sections and the rest of the soffit run is in sound condition, section repair is usually the right call. If you have widespread deterioration, if wood soffit has been absorbing moisture for multiple seasons, or if you are replacing the fascia or eavestroughs at the same time, full replacement is the better investment. We give an honest recommendation at the free inspection.

Does soffit need to be vented?

Yes, in most cases. Vented soffit allows fresh air to enter the attic from the eave, which is the intake side of the attic ventilation system. The air exits through ridge vents or gable vents at the top of the roof. Without this airflow, heat and moisture build up in the attic, which promotes mould growth, degrades insulation, and accelerates shingle deterioration from below. In Calgary, where attic temperatures can swing from extreme cold to extreme heat within days, proper soffit ventilation is particularly important.

Can you replace soffit without replacing the fascia and gutters at the same time?

Yes. If the fascia and gutters are still in good condition, we can replace the soffit independently. However, if either of those components is showing wear, doing all three together saves significantly on labour since the access setup and the gutter removal required for soffit work overlap heavily. We assess all three components at the free inspection and give you clear guidance on what is worth bundling.

How long does soffit installation take?

A typical single-storey Calgary home can have its soffit replaced in one day. Two-storey homes and homes with complex rooflines typically take two days. If rafter end repairs are needed, that adds time that we confirm at the estimate stage.
